I put in a contract on my first home!

My better half and I finally did it! We signed a contract on our first home. It will not be ready until December (estimated completion of construction), but it feels good all the same. My wife, while supporting this years aquisition of "toys," has informed me that I must make due with what I will have for a year or two, at least. (Oh, boy...) All is well though! She did mention future equity and Harley-Davidson in the same sentence, while smiling, no less! :) ;)

I'm truly happy for you. But remember, you already have a home - and that's wherever you and the better half live, and is more than just a roof over your heads. Don't confuse it with a house which, when all is said and done, is just another "thing."

Now make sure your note and mortgage allow early payments of principal to be made without penalty and get that sucker paid off as soon as possible. Put every penny you can towards that. When your house is paid for you're a long way towards freedom.
 
Insh'allah, I am closing on my first house tomorrow. I can't wait to get this over with and get HUD out of my life ASAP!

I've already looked into early payments towards principal -- my loan is a 203k Home Improvement Loan and I can save money and interest by doing the work myself -- as soon as I figure out how! Pretty scary, this house stuff!

Erik, congratulations! This is an important financial move in your life.

Realize that you should re-estimate your taxes for this year, considering that you will be deducting mortgage interest payments. Should allow you to reduce your withholdings.

If the house is being built, consider a slight modification here or there so you can hide a safe within a wall.

Finally, when the house is complete, apply for a home equity loan. In many areas, these are available for 100% of the home's appraised value, minus the first mortgage/deed of trust. Get a credit line, and have it available for a rainy day. In 1988 I survived a difficult financial time by drawing down such a line of credit. You can't get them then you need the money, like when you're out of a job. So, lock it in now, while times are good.

Again, congratulations! This is a great step in your life.

Congrats. Don't be too surprised if the house is delayed and you moved in later than planned. My home was promised in Oct and we didn't finally move in until Feb/Mar due to delays and "un-live-able" problems.

In addition to a safe, you may want to have a shelter constructed either directly inside the house (next to the master bedroom) or right next to the house with access to the master bedroom.

I'm doing that right now with a company that sells a preconstructed room 6'x8' (the size of an average size bathroom) which is lead lined and made out of steel re-enforced poured concrete. It has a steel door which weighs 300 pounds and has been tested to stop a .44mag bullet (wonder how it would do against a .308?). Additionally, the structure has been rated to withstand winds of 438mph which means that you would be safe from everything but an F5 tornado.

I learned that if I would have done this during construction, it would have been half the cost of what it is going to be now and I would have had more freedom and choices on where/how to put it.

I'm getting it for hurricane reasons but it will be useful for other things as well. Something to think about. Again, good luck.

My wife and I are looking to build our next house as well in a couple years. Due to our advancing years (only 40s now, but planning to stay in this house til the end) we're opting for a brick ranch. That means no steps and minimal exterior maintenance.

It will feature a full or walk-out basement for several reasons, one being it will be a good place to build-in a walk-in safe. I'm thinking a 12x12 room will be sufficient for both the guns and the ammo to live without getting on each other's nerves...and then there's the reloading equipment/bench...gee, I might need a bigger room! ;)

I have several different floorplans drawn up that we're looking at right now, ranging from 1700 to 2100sq ft. Security is going to be one of the primary concerns. Not that we're building a bunker or anything, but we want it to be safe and secure. We've already agreed that the Master Bedroom will have a niche for a full-size gunsafe, and then there will also be the walk-in safe in the basement.

We are also planning for future technology by having conduit chases from every room run to the basement. These can be used for fiberoptic cables, and any other such stuff we will want to add later. It doesn't cost all that much to plan for the future now as opposed to trying to retrofit later.

Also think about a whole house alarm system.

Funny you should mention it...I have been recruiting all of my friends for their various areas of expertise. I have a guy meeting me over there in an hour to see about hanging new doors and replacing window panes; a friend's wife is an electrician and she's gonna check out the wiring Monday; my best friend refinishes floors, another girlfriend is a house painter, my friend Ron installs alarm systems, and just last night I found out that a middle aged, former biker/now-transvestite friend that I give rides home from the coffee shop to is a ceramic tile artisan! What will the neighbors think? ;)

I already completely baffled my realtor by having a belly dancer/paralegal take care of a pesky title problem that he couldn't solve.

Oh, and MountainGun -- wait until I post pictures of Shin-Tao mowing the lawn! :D

LOL! Well you have a great mixture of friends! I think your pretty much set :D If the neighbors say anything just freak them out and tell them you all are part of the circus ;). Hey the way I look at it, if they can do the job right who cares what they look like. Good luck getting everything fixed up!
